Professional Representation

 

During Construction, the probability of going over budget and beyond schedule can be mitigated by professional representation. General Contractors can offer unrealistic proposals during the bidding process. Project delays and incongruous site conditions may be the result leading to conflicts and legal challenges.  Owner’s Representation will prevent these issues during pre-construction and develop a team to execute the build phase in an organized manner.

Construction Management

 

Complete construction management services include pre- con, construction and close out. Tyrell works with the A&E team from the start. This guarantees the owner's interest is implemented during the entire process. Additionally, Tyrell qualifying the right sub contractors will expedite the assignment and execute the highest standards for your project.

Our representation can start with site analysis and selection. Tyrell will then qualify the design/development team and lead the pre-con phase. Our team aggressively delivers the owner's objectives during construction. Specifically, holding the budget while administering quality control that meets the owner's expectations.

Tenant Improvement

 

Our Tenant Improvement team fast tracks office, medical and retail assignments. Additionally, our experienced hospitality division consists of designers and project managers that are creative, dynamic and cutting edge. 

We will examine the best means and methods to deliver space within the limits of the project's critical path. Tyrell will assess your current conditions; establish a budget and phase out the construction process, including FF&E procurement, delivering high quality finishes with properly commissioned equipment.

The Tyrell Group has been assigned the redevelopment of the Contentment Island waterfront estate. This includes the main residence, pool house, carriage barn and guest cottage. This stunning parcel located on the New England coast claims three acres with a private beach. The exclusive neighborhood is located in Darien Connecticut, just 48 minutes from midtown New York.

The challenge is to rebuild the entire 1920’s residence in the same footprint thus preserving the former development rights that located the estate adjacent to the shoreline. This requires installing a replacement foundation while the existing structure is supported by temporary shoring and bracing.

Tyrell has assembled design professionals that understand the engineering of this task while creating a New England inspired residence that will enhance the beauty of this shoreline estate.

Flex Warehouse Conversion

Austin Texas

 

Tyrell has been selected as Owners Representative for the development of an existing warehouse into modern co-working space for Westward Capital Group. This conversion will transform the 150,000 square foot industrial facility into a cutting edge work environment for Austin’s creative community. The finished product will boast collaborative meeting spaces, bike storage and outdoor patios directly accessible from the tenants space.

Tyrell and Westward Capital will stimulate growth throughout East Austin's economy and culture.

UConn Student Housing

Star Partners Development Group

Tyrell has completed Construction Management for the  Star Partners Franklin Street Development. This high end residential building will enhance the neighborhood with a mixed urban facade, custom designed interiors & landscaped roof decks. 

The impressive design will bring a warm and modern look to the midtown area. Star Partners innovative vision combined with Tyrell's leadership will deliver a great addition to the city.

Riverside Drive

Our team led the extraordinary restoration of the historical mansion that graces the Upper West Side. The 30-foot-wide free-standing mansion underwent meticulous renovations including the structural components. Working with the design team we protected the historical interior trim and millwork, restoring it back to the original beauty of its old-world heritage. Oversized curved windows and terraces were custom built to reflect the original design. Spanning over 12,000 square feet, this home was 'reborn' using artisans to reflect old world charm with modern convenience. Our assignment included a chef's kitchen, along with a mahogany theater, Additionally, we recommissioned the wood burning fireplaces and added a glass conservatory upon the roof.

The Thomas Place Estate

Rowayton CT

Previously a private school dating back to the 1800’s, The Thomas Place Estate has been repurposed into luxury waterfront homes. The 26 residences are part of a conservation development that preserved a majority of the shoreline property. Our first task was to develop the infrastructure including roads, underground utilities, and a pumping station. While executing the first phase our group released the design team to create upscale residences that complimented the waterfront property. Our pre-con team situated the homes strategically in order to deliver water views from each. The final 4,200 square foot residence was completed two years after our initial engagement. Our planning and creativity produced a stunning neighborhood in the village of Rowayton, CT.

The complete gut rehab of Atlantic studios resulted in a 4,000 square foot production stage. Supported by state-of-the-art equipment including Ikegami HD cameras, ETC ION lighting control boards and a new control console. The amenities included dressing chambers, makeup suites and the Green Room.

Tyrell Technology is using the latest Geographical Information System (GIS) that’s been developed into an advanced platform to manage your infrastructure. Our team will deploy our sub-surface Ground Penetrating Radar (GPR) to locate and identify utilities, tanks, voids, and any other anomalous materials. This information can be implemented into our GIS mapping platform revolutionizing the way facilities management is performed.

Tyrell also has the capability to produce 3D mapping and visual documentation of building interiors and their assets. This will speed up the way AEC, Insurance, Facilities Management and Real Estate industrial-applications collaborate and communicate throughout the life cycle of a building or facility.

Location Technology

Improve way-finding with indoor and exterior mapping.

Simplify coordination of construction, renovation, and maintenance projects. Operational awareness of your infrastructure including asset inventories and building conditions. Tyrell's primary application is our GIS Maps, which provide answers to questions about buildings. infrastructure and landscapes.

GIS MAP & Information Box

Our color-coded GIS Maps will identify each system on your property. With each click you can add or remove layers of tracking isolating specific assets. Clicking on the asset will present information boxes showing location of valves, switches and any other information associated with that asset.

Clicking on the information box will lead to a virtual plan room showing diagrams, photos, reports and as-built drawings for the asset.

Advanced Field Technology

Have your office and field team work together under the same platform. Current digital maps are taken mobile to the exact location of assignment. Coordinate and dispatch resources with up to date information. Perform accurate data collection from the field. Track field personnel and resources.

Digital Plan Room

A fully digitized archive that stores and organizes all of your plans into a single, searchable, easy-to-access application.

A safe, secure vault that holds all of the as-built drawings, record sets and other documents used to create maps and provide supporting data. Full control of data. Permission-based access allows you to control who on your team sees what. The sortable database can be easily filed by document type, construction/plan date, and document title. Reports, maps or plans can be printed or sent via e-mail to any vendor, agency or team member.

Planning & Operations

Previously, data was either uncollected or stored away from those who needed it. Using Tyrell's GIS systems to collect and house information presents opportunities that will enhance the way your facilities management team operates its physical infrastructure. A system that gives operations staff access to all the data they need from one source. This will create great efficiencies to their assignments and any outside vendor performing work to the infrastructure.

Clear Location Technology

Tyrell's goal is to make facilities data available across your entire asset through a user-friendly system. Your team exists to support decision-making across the life cycle of your building and infrastructure assets. Tyrell will do this by ensuring all decision-makers have access to the data they need, when they need it, in an easy to use format. Having access to more data from the construction process to daily maintenance aids in your ability to maintain your facility's long term costs efficiently.

Interior Mapping Technology

Indoor mapping is technology that will develop a platform for your workforce to locate and navigate your interior building space. Tyrell will use the latest technology to help you discover things faster and relative to your location. Hospitals, college and university campuses, malls, and myriad of other facilities can be a bit challenging to navigate and find crucial assets. Indoor mapping technology allows you to see detailed floor plans as you navigate in a building. Additionally, design professionals will fast track plans and specifications using this platform during development projects.

3D Mapping Technology

Tyrell has the capability to produce 3D mapping and visual documentation of building interiors and their assets. This will speed up the way AEC, Insurance, Facilities Management and Real Estate industrial-applications collaborate and communication throughout the life cycle of a building or facility.

We can create Revit and AutoCAD models using the automatically generated data. This eliminates time consuming tracing of point clouds resulting in 5X speed up in Revit model generation. Asset detection and management is integrated with Revit resulting in a simplified workflow. Clients will have a real time video during the actual inspection and a generated 3D map for the record.

Tyrell Technology will also implement wearable devices allowing us to map staircases, uneven surfaces and any other complicated space. A web based 3D visualization tool enables users to:

Virtually navigate a 3D space on desktop, mobile, and virtual reality HMDs. Measure dimensions of scenes, or objects accurately. Tag, locate, and manage assets.

Tyrell will scan your building using our combination of tripod mounted and handheld equipment. Once the scan is completed the results are uploaded and processed. The 3D floor plans are generated and assessable from the web giving the user the ability to download for analysis.
